Does your crawl space need a vapor barrier?

A vapor barrier is a plastic ground cover we lay across the dirt floor of your crawl space. It keeps moisture in the ground from evaporating and drifting up into your Wichita Falls house. Most of the schedule turns on whether there's water under the house to fix before the sheet goes down.

Most folks call me about a musty smell coming up through the floor, or because they just bought an older house and found bare dirt or a ragged old sheet underneath. The price moves with the size of the crawl space, how tough a sheet it needs, whether it has vents, how much has to be hauled out, and whether a leak needs fixing first. If your floors also run cold in winter, crawl space insulation often goes in on the same trip, and I'll write up what I found and what I'd do so you can see where your own job lands.

How can you tell your crawl space needs a vapor barrier?

Musty smell indoors

If the house smells like a damp cellar, especially after rain or when the AC kicks on, that air is usually coming up from bare dirt underneath. Left alone, the damp keeps feeding mold and soft spots in the framing, and the smell settles into closets and carpet.

Old plastic torn or bunched

Pop open the crawl space access and you may find a thin sheet someone put down years ago, now ripped, shoved against a wall or missing in big patches. A cover full of holes lets ground moisture straight through, so you're getting very little out of it.

Puddles or mud under the house

Wet dirt, puddles or a mud line on the piers means water is getting under there from somewhere. That has to be found and fixed before any plastic goes down, and the longer it sits, the more drying out and wood repair you're looking at.

How we handle vapor barrier installation

Here's how the job goes. First we clear out stored boxes and debris, because the sheet has to cover the whole floor and can't do that around a pile of old stuff. If there's standing water, we get the source fixed before anything else, since plastic over a leak only hides it. Then we lay the sheet across the whole floor so it works with the way water already drains under there, and we carry it up the walls and around the piers so ground moisture can't sneak in at the edges. Where someone has to crawl through to reach the furnace, water heater or ductwork, we add a tougher layer on top so the sheet holds up to knees and tools.

A vapor barrier takes care of damp coming up from the ground, but it's one piece of how your house handles air and moisture. If rooms upstairs still run hot or drafty, attic air sealing closes the gaps around lights, pipes and the hatch that pull air up through the house. In an older home where the walls or attic were never filled right, retrofit insulation adds it without tearing things apart, and I'll tell you if I see a need for either one.

  • Ground cover for a vented crawl space

This suits most crawl spaces that still have their vents open, where the goal is covering the dirt. We overlap the seams and run the sheet up the walls and piers, covering as close to the whole floor as the space allows.

  • Sealed sheet for a crawl space without vents

This suits a crawl space that's already closed off, because there the seams and every spot where a pipe or pier passes through the plastic need sealing with a sealant that sticks to it and lasts. That extra sealing adds time and material, so I'll check your vents first and tell you which kind of job you've got.

Vapor barrier installation under Wichita Falls homes

Before a vapor barrier job here, we check with Wichita Falls Building Inspections, the city office that issues permits and inspects construction work for the city's codes. The city requires the right permits for construction work, but what I've got doesn't settle whether a ground cover on its own needs one, so we ask the city instead of guessing. When your job does call for a permit, we handle the paperwork and the inspections for you.

Under the house, the jobs around here tend to look alike. Plenty of older homes have a thin sheet that's given out where people crawled to the ductwork, so we plan the walkway layer around those paths, and we see the same setups on jobs in Burkburnett, Iowa Park and the cities around them.

What happens after you call about a vapor barrier in Wichita Falls?

  1. Call or send us a message

Call (940) 298-1123 or use the form, and tell us a little about the crawl space. We'll set a time for me to come out.

  2. I look under your house

I come out myself, crawl the space and check for water, old plastic, vents and anything stored down there. Then I walk you through what I found and what I'd take care of first, and you get it written up so you know what you're paying for before you decide.

  3. We check permits and prep

Once you say go, we check with the city on permits, and since Building Inspections keeps weekday hours, 8 a.m. to 5 p.m., that check happens on a weekday. Then we cover the path to the crawl space access, clear the space out and get any leak fixed.

  4. We lay it and walk it

We lay and seal the sheet and add the walkway layer, then you and I look over the finished job together. I'll show you where the seams and edges are so you know what to check on later.

Frequently asked questions

How much does it cost to install a vapor barrier in a crawl space in Wichita Falls?

Installing a vapor barrier in a crawl space usually costs about $1,200 to $4,000 per job across the US. That's a national range, not our price, and where your job falls depends on the size of the crawl space, the sheet it needs, how much sealing it takes and whether there's water to fix first. The in-person estimate is where you'll see what your house needs.

What causes standing water in a crawl space?

Standing water under a house usually comes from a leaking pipe or groundwater getting in. The Department of Energy's guide for closing a crawl space says the water has to be removed and its source found and repaired, so that repair goes into the plan ahead of the sheet.

How do I choose the right vapor barrier for my crawl space?

Start with a sheet that meets the minimum thickness in federal weatherization guidance, and go heavier if people will be crawling around down there. The Department of Energy's guide for closing off a crawl space recommends a heavier sheet or a cross-laminated one, built from crossed layers so it resists punctures. I'll look at how rough the ground is and how often someone goes under before suggesting one.

Do I have to leave the house during vapor barrier installation?

No, you can stay home while we work. Everything happens under the floor, and a sheet job doesn't involve spray foam, so there's no re-entry time, the wait before you go back in, for you, the kids or the pets. We just need a clear path to the crawl space access, and we cover that path before we start.

Should I close the vents in my crawl space?

Not as a quick fix, because closing the vents turns a ground cover job into a much bigger one. In humid climates, the outside air coming through crawl space vents is often wetter than the air already under the house, which can lead to mold, pests and damage to the framing. If I think your house is a candidate for closing off, I'll explain it as its own project.

Do I need a vapor barrier if my crawl space dirt looks dry?

Usually yes. Bare dirt gives off moisture as vapor even when the top looks dry, and that's the moisture the sheet is there to hold down. A dry-looking floor with a musty smell upstairs is one of the most common things I find.
