Attic air sealing in Wichita Falls TX - rooms that hold their temperature

Drafty rooms, dust from the ceiling or a climbing power bill usually mean gaps in the attic floor. We find them and close them.

Does my attic need sealing, or just more insulation?

Attic air sealing in Wichita Falls means closing the gaps in your attic floor so air stops moving between your rooms and the attic. Those gaps are usually around the hatch, wiring and plumbing holes, recessed lights and the hollow box that hides the ductwork.

Most folks who call me have a room that won't stay comfortable, dust they keep wiping up under the attic or a power bill that won't come down, and they figure they need more insulation. Sometimes they do, but air keeps moving through insulation that sits over open gaps, so I start with the leaks. The price turns on how many openings your attic floor has and how hard they are to reach. It also turns on anything that has to happen first, like moving what's stored up there or pulling out soaked insulation, which is its own insulation removal job. Those same things set the schedule, along with checking on permits with the city, and after I've been up there I'll write out what I found and what I'd do, in plain words.

How can you tell your attic is leaking air?

Rooms that never feel right

If the back bedroom or the room over the garage feels drafty, or runs hotter or colder than the rest of the house, air is usually slipping in from the attic around lights, wiring holes or the hatch. If you leave it, your system runs longer trying to catch up, and that room still never gets there.

Dust below the attic

Fresh dust on the furniture in rooms under the attic, or gray smudges around ceiling lights and vents, usually means attic air is pulling through a gap and leaving its dirt behind. The longer it goes, the more of the attic ends up in the rooms you live in.

A power bill that keeps climbing

When the bill keeps creeping up and nothing else about the house has changed, one of the first things I check is whether air you paid to heat or cool is leaking into the attic. Every month it goes on, you're paying to condition a space nobody lives in.

How we do attic air sealing

First I go up and look over the attic floor to see whether leaks are behind what you're noticing. While I'm there I look for wet insulation from a roof leak, rotted rafters or joists, poor ventilation and knob and tube wiring, which is the old cloth-covered wiring strung on porcelain knobs. Anything stored up there or laid down as flooring has to move before we can seal, so we plan that with you, and if that flooring is holding anything together, something else takes over that job before it comes up. Repairs come next, because sealing over a wet spot or a bad wire only hides it. Then we seal the hatch, the wiring and plumbing holes, the recessed lights and the box over the ducts, and around any flue pipe the gap gets a heat-resistant barrier like sheet metal, for fire safety. Last, the insulation goes back level, as deep at the edges as in the middle, with the vents along the eaves left clear so the attic can still breathe.

If your attic is thin or the old insulation had to come out, retrofit insulation goes in right behind the sealing, as part of the same plan. Where a lot of ductwork runs through the attic, I'll talk with you about spray foam insulation, which costs more but seals and insulates in one pass. For most attics, though, I'd rather seal the gaps by hand and top up the blown-in insulation, the loose fill blown through a hose, because that gets you there for less.

  • Sealing on its own

This suits a house where the insulation is dry, even and deep enough but drafts and dust still come through. We seal the gaps, set the insulation back in place, and the job's done.

  • Sealing with new insulation

This suits an attic that's thin or patchy, or one where we had to pull out wet or dirty insulation. Doing both in one plan means the gaps get closed while the attic floor is still easy to reach.

Attic air sealing in Wichita Falls and the city's rules

In Wichita Falls, the city's Building Inspections office issues permits and licenses and registers contractors, and the city says construction work here needs the right permits and licenses. That doesn't tell you whether sealing an attic on its own needs a permit. So we check with the office before we start, and if your job calls for a permit, we take care of the paperwork so you don't have to sort it out.

A lot of the attics we open here belong to older houses, with recessed lights cut through the ceiling, wiring holes nobody ever filled and boxes or plank floors sitting over the worst gaps. We see the same kinds of attics on jobs in Burkburnett, Iowa Park and the cities around them.

What happens when you call us about attic air sealing in Wichita Falls?

  1. Call or send a message

Reach us at (940) 298-1123 or through the form, and we'll set a time for me to come out. It helps to jot down which rooms bother you, whether anything in the house burns gas or oil, and how much is stored in the attic.

  2. I look over your attic

I come out myself, check the attic floor and walk you through what I found and what I'd take care of first. You get it written up in plain words, so you know what's driving the price before you decide anything.

  3. We prepare, repair, then seal

Once you say go, we check on permits with the city, cover and protect your house and clear the attic the way we planned it with you. Repairs and sealing come first, then any new insulation.

  4. Walk the finished job together

When the work's done, I walk the job with you and show you what got sealed and what got fixed. I'll also point out anything worth keeping an eye on later.

Frequently asked questions

How much does attic air sealing cost in Wichita Falls?

The cost comes from what's up in your attic, so I give you a figure after I've seen it rather than guessing over the phone. Most of it comes down to how many gaps there are, how hard they are to reach and whether repairs come first, and doing the sealing and any new insulation in one plan usually costs less than two separate jobs. If you're an AEP Texas customer with household income at or below 200% of the federal poverty guideline, its Targeted Low-Income Program may cover sealing around plumbing and attic hatches through not-for-profit community agencies.

How do I know if my attic needs air sealing?

Drafty rooms, rooms that won't match each other's temperature, high heating or cooling bills and dust in the rooms below the attic are the usual signs that a house is a good fit for sealing. If a couple of those sound like your house, it's worth having the attic floor looked at, and that's the first thing I check on a visit.

Should attic air sealing be done before adding new insulation?

Yes. When you're insulating an existing vented attic, which is one with vents at the eaves or roof, every opening through the attic floor should be sealed first. Once new insulation is piled on top, those gaps are buried and much harder to reach, so we plan both jobs together and do the sealing first.

Can sealing my attic cause problems with a gas water heater or furnace?

In some houses it can, because a tighter house can make a naturally venting gas or oil appliance pull its exhaust back inside instead of sending it up the flue. ENERGY STAR suggests having a home performance contractor test those appliances before and after sealing, so tell me what you've got when you call and we'll plan the work around that testing.

What is the best way to handle old vermiculite insulation in my attic?

Leave it alone until an approved lab has tested it, because vermiculite, a light, flaky gray mineral insulation, may contain asbestos. Your local health department can tell you which labs are approved, and we leave it where it is until the results are back.

What is blower-door-directed air sealing?

It means sealing the leaks that show up when a blower door, a big fan set in an outside doorway, pulls air out of the house, instead of only sealing the seams that usually leak. Both approaches are used, and on my visit I start with the openings an attic floor usually has, because that's where I most often find the trouble.
